The suburb of Bowden is once again making the news with the buzz surrounding new development Plant 3.
With Expressions of Interest from innovative and unique businesses flooding in, this distinctive location is set for an exciting future.
The former warehouse, named Plant 3, comprises 1,122sqm of space for adaptive and inventive reuse.
This unique site will be a key component for Bowden, and Colliers International’s Oliver Totani and Chet Al have been appointed to sell the unique site.
“Plant 3 at Bowden provides a blank canvas for an imaginative user, with Renewal SA offering flexibility in zoning to ensure a favourable commercial or community-based outcome is achieved,” says Mr Totani.
“What they’re looking for is innovative ideas to engage the already active and passionate community of Bowden.”
With a building of such great character and rich history, “Plant 3 is a wonderful opportunity to be adaptively reused for a range of community or commercial uses,” said Renewal SA project director for Bowden, Alicia Davidge.
Prospective and suggested ideas have so far included a fitness centre or gym, an art gallery or studio, function and performance spaces, and innovative commercial businesses. There’s plenty to get the imagination and originality flowing.
“We are very open minded so are keen to hear some creative ideas that make the most of the space,” said Ms Davidge.
The close-by Plant 4 is another former industrial warehouse, which is set to house a boutique 420sqm IGA supermarket, weekly markets and other like-minded local businesses. This hub for food and produce has already created a wave of excitement across the city. Its owners, Ceres Market Shed Group, have already brought such a vibrancy to Adelaide’s streets with their famed weekly event Market Shed on Holland, so time will only tell what brilliance they’ll bring to Bowden.
Combined with the retail offering of Plant 4, Plant 3 is predicted to attract people to Bowden and ensure it is full of dynamic activity during the day and also into the evening.
The future of Bowden is looking bright with additions like Plants 3 and 4 hosting practical and advantageous businesses that will provide local residents (and indeed the wider Adelaide community) with convenience retail, professional and personal services, leisure, food and hospitality.
Both Plant 3 and Plant 4 sit directly opposite the soon to be revealed Bowden Park. The park will be our central open space and the heart of activity for the area. Bowden Park will be completed in mid-2016, and we can’t wait.
